"Having her with us to look at houses is like having a parent or trusted friend along because she honestly points out the pros and cons. She doesn't sugarcoat something if she knows it isn't the right fit..." ~Jason and Rebecca S.
Chose your Realtor

Getting Pre-Approved
The first step in finding that place to call home is getting pre-approved. It's important to know what you'll be able to spend and to look within that price range. It can be frustrating and a waste of time to look at homes that are out of your financial comfort zone. It can be equally frustrating to look at homes that are higher than what you'll end up spending and then try to compare those homes to homes you may actually end up buying. You'll also want to know if you can buy without selling your current home, if there are any finances that need attention and what documentation you'll need. Not to mention sellers want proof you can put your 'money where your mouth is.' A strong buyer is prepared.
Here's a list of some standard documents you'll want to gather for your lender

Why have a home inspection? You're not just buying a house, you're investing into your future. A good home inspector will check the plumbing, electrical, roof, HVAC, exterior, foundation, windows, appliances and so much more! You'll get a full report, complete with photos. This report will allow you to better understand the condition of the home you're purchasing. No home is perfect. And each home will have its' own "to do" list, but knowing which items affect the value of the property and knowing items that need immediate attention can help you make a more informed decision.
Here's a list of inspectors that we recommend. There are several good inspectors out there. Feel to ask us for feedback. ~ Inspectors. |
Home warranties are an important option, as well. Part of home ownership is maintaining the home. Sometimes that maintenance comes in the form of repair. Imagine being able to call one # and have someone repair or replace your furnace, AC, or dishwasher for a small fee. The peace of mind knowing who to call will allow you to enjoy your new home that much more.
